I like an apartment, can I visit it?
Yes, if you have chosen an apartment from our website and wish to visit it, please write to us at madrid@atemporalrent.com indicating your name, email, phone number, and the apartment reference so that a sales agent can contact you. You can also call us at 91 078 60 63 during business hours.
A sales agent will get in touch with you to coordinate a visit, provided that the apartment is available for the dates you require.
How is a visit carried out?
First of all, we will send you the visit details including the apartment address and the contact information of the person who will show it to you. We ask for strict punctuality because, during high season months, our agents have full schedules and we cannot fall behind with other clients.
If any unforeseen event, delay, or cancellation arises, please contact your sales advisor directly. The visit lasts approximately 15 minutes, and the manager will answer basic questions about the rental and the apartment's operation. For more specific matters, we invite you to our offices located at Passeig de Gràcia 85, 2nd floor, or to contact us by phone at 931226801.
If you are interested in an apartment after the visit, we recommend contacting us as soon as possible to start the reservation, as we cannot guarantee availability until the process is formalized (approved documentation and payment of the reservation fee).
Can I reserve an apartment without visiting it beforehand?
Of course. You can reserve an apartment without any problem as long as it is available for your required dates, you provide the necessary documentation according to your profile and reason for stay, and finally, you complete the reservation payment (at least one month's rent).
Once the transfer has been cleared, the apartment will be reserved for you, and we will reject any other reservation offers. For this reason, if you change your mind for any reason, the full amount paid as a reservation fee will be forfeited.
Can I move into the apartment before the date shown as available on the website?
In principle, it is not possible. The availability date shown on the website usually coincides with the departure of the current tenant, meaning the apartment remains occupied until that day.
In extraordinary circumstances, if the tenant moves out early and the owner authorizes it, we could consider bringing the move-in date forward.
What documents do I need to provide to make a reservation?
The documents you need to provide will vary depending on your reason for staying in Madrid:
A. If you are coming to study:
- Proof of enrollment or registration from the university, business school, or institute.
- Passport/DNI/NIE
- Permanent address (other than the apartment you wish to reserve)
- Proof of the temporary nature of the stay (e.g., registration or letter from the center indicating start and end dates of the program).
- Financial solvency.
B. If you are coming to work for a company:
- Passport/DNI/NIE
- Copy of the employment contract
- Copy of the last three payslips
- Permanent address (other than the apartment you wish to reserve)
- Proof of the temporary nature of the stay (e.g., a letter from the company indicating the project, the city, and the estimated duration of the stay).
C. Corporate reservations (Company):
- Company deed and Tax ID (CIF)
- Public power of attorney deed and Passport/DNI/NIE of the proxy holder
- Last corporate tax return
- Passport / DNI / NIE of the person who will occupy the property (tenant).
- Proof of the temporary nature of the stay of the employee who will occupy the property (e.g., a letter from the company indicating the project, approximate dates, and destination city).
D. Self-employed
- Passport / DNI / NIE.
- Latest income tax return.
- Permanent address (other than the apartment you wish to reserve).
- Proof of the temporary nature of the stay (e.g., contract, service provision agreement, project, or documentation proving that the activity in Barcelona is for a specific period).
E. Other cases
If you do not fit into any of the above profiles, the rental can still be requested, but full payment of the rent in advance may be required, in addition to the deposit and agency fees.
In these cases, you must also provide proof of the temporary nature of the stay according to the reason.
In all cases, the sales and reservations department will indicate exactly which documents are necessary for your situation.
What documents are needed to prove the temporary nature of the stay in Madrid?
The documentation required to prove that your stay is temporary will depend on the reason for your visit to Barcelona. As a general guide, we usually request:
- Stay for tourism:
- Round-trip ticket (plane, train, or other means of transport) reflecting the approximate dates of your stay.
- Stay for work:
- Company letter (on letterhead or with a stamp) indicating:
- Reason for the stay in the city.
- Approximate dates or project duration.
- Confirmation that it is a temporary stay linked to that job.
- Stay for studies:
- Enrolment, acceptance letter, or certificate from the university, business school, or study center, stating the program or course dates.
- Stay for medical treatment:
- Certificate from the hospital or treating physician indicating the treatment, the center where it is performed, and the estimated duration of the stay.
- Stay due to renovations in your primary residence:
- Letter from the renovation company or insurance company justifying that your habitual residence is temporarily uninhabitable and specifying the approximate renovation period.
In any case, the document must clearly reflect the temporary nature of the stay and approximate dates that align with the duration of the rental contract. Our team will review each case and inform you if any additional documents are required.
What do I have to pay to reserve an apartment?
To formalize the reservation, an amount equivalent to at least one month's rent must be paid. Depending on the case, the total initial payment can also be made at the time of reservation, which includes:
- Deposit: 1 or 2 monthly installments (depending on the duration of the contract).
- Rental services (agency fees): a percentage of one month's rent based on the duration of the contract.
- First and second month's rent (or proportional parts, depending on move-in/move-out dates).
- ITP (Property Transfer Tax), where applicable.
Your sales advisor will provide the exact amount and a detailed breakdown before proceeding.
How can I make the reservation payment?
You can make the payment in three ways:
- Bank transfer
- We recommend an instant transfer, especially if the check-in is soon.
- If the funds are not in our account before check-in, we will not be able to proceed with the entry.
- Credit card payment at the office

What is the ITP in the Community of Madrid?
The Property Transfer Tax (ITP) is a regional tax that, among other cases, may apply to certain rental contracts.
In the Community of Madrid, residential leases for stable and permanent use (habitual residence) may benefit from extensive exemptions or subsidies, which in many cases means the actual burden for the tenant is zero and formal obligations are simplified.
In seasonal rental contracts or those for use other than habitual residence, the criteria may differ and depend on both current regional regulations and the interpretation made by the tax authorities. For this reason, at aTemporal, we review each case with our management team and will inform you whether or not this tax needs to be settled according to your specific contract.
How is ITP calculated if applicable?
If, in your specific case, the ITP is payable, it is calculated based on a taxable base linked to the rent agreed upon in the contract (total rental amount for the duration of the contract), applying the tax rate determined by the current regulations of the Community of Madrid at that time.
Given that tax regulations can change and that exemptions and subsidies exist, especially regarding habitual residence, aTemporal does not provide individual tax advice, but we can:
- Inform you of the type of contract you are going to sign.
- Provide you with the necessary documentation so that your agency or tax advisor can assess whether or not you should file the tax.

Within what period is the deposit returned?
The deposit is returned within a maximum period of 30 days from the end of the contract, provided that:
- The apartment is returned in good condition.
- There are no pending incidents or amounts to be regularized (utilities, damages, etc.).
The return is made by bank transfer to the account you have provided to us.
Are pets allowed in the apartments?
Some apartments accept pets and others do not, depending on each owner's policy and the building's community rules.

Are utilities (water, electricity, gas) included in the rent?
Utilities ARE NOT included in the rental price.
We work with an approximate monthly provision based on the size of the apartment:
- 1-bedroom apartment: approx. 100 €/month*
- 2-bedroom apartment: approx. 150 €/month*
- 3-bedroom apartment: approx. 200 €/month*
- 4+ bedroom apartment: approx. 250 €/month*

This provision is paid along with the monthly rent, within the first 5 days of each month. If, during the stay, consumption is found to be significantly higher than estimated, you will be informed of the difference. In some apartments, utilities may be paid via a fixed monthly fee. We will inform you if this is your case.
Who is responsible for community fees and property taxes?
Community fees and IBI (Property Tax) are the responsibility of the owner, unless otherwise agreed upon in the contract.
The tenant, where applicable, must take care of utility consumptions (water, electricity, gas) and other contracted services (internet, etc.), as well as any other concept expressly agreed upon in the contract.
Can I extend my contract?
This is assessed on a case-by-case basis and provided that:
- The owner authorizes it.
- There is no other confirmed reservation for the same apartment starting from the end date of your current contract.
If you are interested in extending your stay, we recommend notifying your manager well in advance to assess the options and, if applicable, sign an extension.
Can I check in outside office hours?
Yes, it is possible to check in outside of regular hours for an additional fee of €50 if it is after business hours (Monday to Thursday from 9:30 AM to 6:30 PM or Friday from 9:00 AM to 3:00 PM) or on weekends. For a late check-in between 10:00 PM and 8:00 AM, the fee will be €70.
It is essential that:
- You notify us in advance.
- You coordinate the exact time with your assigned manager to ensure someone is available to welcome you or provide entry instructions.
Can I terminate my contract before the agreed end date?
It depends on the type of contract:
- Open contract (up to 11 months with an open end date): Usually includes a minimum stay period and a notice period for early departure.
- Closed contract (defined start and end dates): This is a fixed stay, and early departure may involve penalties or the payment of the remaining monthly installments, as agreed in the contract.
In any case, your manager will explain the specific conditions of your contract before signing.
What type of insurance does the property have?
Most of our properties have multi-risk insurance (building and, in many cases, contents) which covers:
- Structural elements of the home.
- Installations and, in some cases, part of the furniture.
This insurance DOES NOT cover your personal belongings (computers, phones, suitcases, etc.).
Therefore, we recommend that you consider taking out a tenant's home insurance or travel insurance that includes coverage for personal belongings during your stay.
