About Chamartín
Main photo: Wikipedia
Chamartín is one of Madrid’s main business engines: a modern district defined by high-rises, corporate headquarters, and a strong professional rhythm—yet it also offers calm, comfortable residential areas. Neighbourhoods such as Castilla and Nueva España combine pleasant streets, high-quality services, and a well-organised feel that makes everyday life easy.
Among its most recognisable landmarks are the Santiago Bernabéu Stadium, a city icon and a major hub of activity, and Parque de Berlín, a great spot for walks, exercise, or a quiet break without leaving the district. It’s an especially appealing area for anyone looking to balance work and quality of life, with plenty of dining, shops, and practical services nearby.
In terms of mobility, Chamartín is one of the best-connected areas in Madrid. Chamartín station (metro and commuter rail) is a key interchange and also links to long-distance trains, including the AVE, making it easy to travel both within Madrid and to other cities. For families and professionals, it adds extra value with schools such as Colegio Nuestra Señora del Pilar and top hospitals like Hospital Universitario La Paz. Overall, Chamartín blends a professional atmosphere with comfort and excellent connectivity.
Frequently asked questions you may have about temporary rentals
I liked an apartment, can I visit it?
Yes, if you have chosen an apartment from our website and wish to visit it, please write to us at madrid@atemporalrent.com indicating your name, email, phone number, and the apartment reference so that a sales agent can contact you. You can also call us at 91 078 60 63 during business hours.
A sales agent will get in touch with you to coordinate a visit, provided that the apartment is available for the dates you require.
What do I need to book this apartment in Madrid right now?
The documents you need to provide will vary depending on the reason for your stay in Madrid if you are:
A. Student
B. Employee
C. Corporate bookings (company)
D. Self-employed
You can see the details in booking conditions.
Afterwards, to formalize the reservation, a payment equivalent to at least one monthly rental installment must be made. Depending on the case, the total initial payment can also be made at the time of booking, which includes:
- Security deposit: 1 or 2 monthly installments (depending on the duration of the contract).
- First and second month's rent (or proportional parts, according to the entry/exit dates).
- ITP (Property Transfer Tax), where applicable.
How can I make the payment for the reservation?
You can make the payment in three ways:
- Bank transfer: We recommend an immediate transfer, especially if the check-in is soon. If the funds are not in our account before check-in, we will not be able to proceed with the entry.
- Credit card payment at the office at Passeig de Gràcia 85, 2nd floor, 08008 Barcelona. Payment by card may involve an additional management fee.
- Online payment link: We can send you a payment link via email or phone so you can complete the transaction conveniently and securely.

Are utilities included in the rental price (water, electricity, and gas)?
Utilities ARE NOT INCLUDED in the apartment rental price. We work with an approximate monthly provision based on the size of the flat:
- 1-bedroom apartment: approx. 150 €/month*
- 2-bedroom apartment: approx. 200 €/month*
- 3-bedroom apartment: approx. 250 €/month*
- 4+ bedroom apartment: approx. 300 €/month*
*Reference values. Always check with your agent for the exact amount in each case.
This provision is paid along with the monthly rent within the first 5 days of each month. If, during the stay, consumption is found to be significantly higher than estimated, you will be informed of the difference.
In some apartments, utilities may be paid via a fixed monthly fee. We will inform you if this applies to your case.
What type of insurance does the property have?
Most of our properties have multi-risk insurance (building and, in many cases, contents) which covers:
- Structural elements of the home.
- Installations and, in some cases, part of the furniture.
This insurance DOES NOT cover your personal belongings (computers, phones, suitcases, etc.).
Therefore, we recommend that you consider taking out a tenant's home insurance or travel insurance that includes coverage for personal belongings during your stay.
Are pets allowed in the apartments?
Some apartments accept pets and others do not, depending on each owner's policy and the building's community rules.
We recommend contacting our team so they can help you find pet-friendly apartment options via:
- Email: madrid@atemporalrent.com
- Madrid Phone: 91 078 60 63
Who is responsible for community fees and property taxes?
Community fees and IBI (Property Tax) are the responsibility of the owner, unless otherwise agreed upon in the contract.
The tenant, where applicable, must take care of utility consumptions (water, electricity, gas) and other contracted services (internet, etc.), as well as any other concept expressly agreed upon in the contract.
