A sales agent will get in touch with you to coordinate a visit, provided that the apartment is available for the dates you require.
Can I reserve an apartment without visiting it beforehand?
Absolutely. You can reserve an available apartment for the dates you need by providing the necessary documentation (according to our reservation conditions) and paying the amount equivalent to one month's rent. After the transfer is completed, the apartment will be reserved for you, and we will reject any other reservation offers. For this reason, if you change your mind for any reason, the entire amount paid for the reservation will be forfeited.
Can I move in earlier than the date shown on the website?
Generally, no. The date shown usually corresponds to the current tenant’s departure. However, if the tenant leaves earlier and the owner approves it, an earlier move-in may be considered.
What documents do I need to provide to make a reservation?
The documents you need to provide will vary depending on your reason for staying in Madrid:
A. If you are coming to study:
- Proof of enrollment or registration from the university, business school, or institute.
- Passport/DNI/NIE
- Permanent address (other than the apartment you wish to reserve)
- Proof of the temporary nature of the stay (e.g., registration or letter from the center indicating start and end dates of the program).
- Financial solvency.
B. If you are coming to work for a company:
- Passport/DNI/NIE
- Copy of the employment contract
- Copy of the last three payslips
- Permanent address (other than the apartment you wish to reserve)
- Proof of the temporary nature of the stay (e.g., a letter from the company indicating the project, the city, and the estimated duration of the stay).
C. Corporate reservations (Company):
- Company deed and Tax ID (CIF)
- Public power of attorney deed and Passport/DNI/NIE of the proxy holder
- Last corporate tax return
- Passport / DNI / NIE of the person who will occupy the property (tenant).

What documents are needed to prove the temporary nature of the stay in Madrid?
The documentation required to prove that your stay is temporary will depend on the reason for your visit to Barcelona. As a general guide, we usually request:
- Stay for tourism:
- Round-trip ticket (plane, train, or other means of transport) reflecting the approximate dates of your stay.
- Stay for work:
- Company letter (on letterhead or with a stamp) indicating:
- Reason for the stay in the city.
- Approximate dates or project duration.
- Confirmation that it is a temporary stay linked to that job.
- Stay for studies:
- Enrolment, acceptance letter, or certificate from the university, business school, or study center, stating the program or course dates.
- Stay for medical treatment:
- Certificate from the hospital or treating physician indicating the treatment, the center where it is performed, and the estimated duration of the stay.
- Stay due to renovations in your primary residence:
- Letter from the renovation company or insurance company justifying that your habitual residence is temporarily uninhabitable and specifying the approximate renovation period.

What do I have to pay to reserve the apartment?
To formalize the reservation, an amount equivalent to at least one month's rent must be paid. Depending on the case, the total initial payment can also be made at the time of reservation, which includes:
- Deposit: 1 or 2 monthly installments (depending on the duration of the contract).
- Rental services (agency fees): a percentage of one month's rent based on the duration of the contract.
- First and second month's rent (or proportional parts, depending on move-in/move-out dates).
- ITP (Property Transfer Tax), where applicable.

How can I make the payment for the reservation?
You can make the payment in three ways:

How long will the deposit be refunded?
The security deposit is returned within a maximum period of 30 days from the end of the contract, provided that:
- The apartment is returned in good condition.
- There are no pending incidents or amounts to be settled (utilities, damages, etc.).
The refund is made via bank transfer to the account you have provided us.
Are pets allowed in the apartments?
Some apartments accept pets and others do not, depending on each owner's policy and the building's community rules.

Are utilities included in the rental price (water, electricity, and gas)?
Utilities ARE NOT INCLUDED in the apartment rental price. We work with an approximate monthly provision based on the size of the flat:
- 1-bedroom apartment: approx. 150 €/month*
- 2-bedroom apartment: approx. 200 €/month*
- 3-bedroom apartment: approx. 250 €/month*
- 4+ bedroom apartment: approx. 300 €/month*
*Reference values. Always check with your agent for the exact amount in each case.
This provision is paid along with the monthly rent within the first 5 days of each month. If, during the stay, consumption is found to be significantly higher than estimated, you will be informed of the difference.
In some apartments, utilities may be paid via a fixed monthly fee. We will inform you if this applies to your case.
Who is responsible for community fees and property taxes?
Community fees and IBI (Property Tax) are the responsibility of the owner, unless otherwise agreed upon in the contract.
The tenant, where applicable, must take care of utility consumptions (water, electricity, gas) and other contracted services (internet, etc.), as well as any other concept expressly agreed upon in the contract.
Can I check in outside office hours?
Yes, it is possible to check in outside of regular hours for an additional fee of €50 if it is after business hours (Monday to Thursday from 9:30 AM to 6:30 PM or Friday from 9:00 AM to 3:00 PM) or on weekends. For a late check-in between 10:00 PM and 8:00 AM, the fee will be €70.
It is essential that:

What type of insurance does the property have?
Most of our properties have multi-risk insurance (building and, in many cases, contents) which covers:
- Structural elements of the home.

This insurance DOES NOT cover your personal belongings (computers, phones, suitcases, etc.).
Therefore, we recommend that you consider taking out a tenant's home insurance or travel insurance that includes coverage for personal belongings during your stay.
